Senior Quantity Surveyor £75,000 to £90,000 per annum London - Central About the company: My client is a privately owned group of companies focusing mainly in the student, build to rent, hotel and commercial sectors in London and across the United Kingdom. Over the recent years they have grown into a market-leading real estate platform with assets under management of more than £1 billion. They are an end-to-end business, with capabilities spanning acquisition, design, planning, development, and asset management. About the role: You will join our Commercial Team reporting to the Construction Director. The team works hand in hand with the group s other functions, responsible for Implementing effective pre, and post contract commercial management to maintain effective budgetary control throughout the project. The Position 1. Working closely with the Acquisitions Team, conducting due diligence by assessing sites, planning, design, construction, costs, and programme. 1. Working closely with the Investment Team providing commercial advise to help prepare the business cases for projects to proceed through gateways at Executive Committee and, once approved, ensure projects meet their economic targets. 2. Producing development appraisals and advising the investment team on construction risks. 3. Producing Order of Cost Estimates 4. Working with external cost consultants across multiple projects. Initially to achieve planning consent, followed by procurement and the management of a Contractor through to Practical Completion. 5. Responsible for developing project procurement strategy and providing building contract advice. 6. Provide construction specific commercial input into the wider development funding arrangements. This will include demonstrating an understanding of project specific contract particulars, and construction programme. 7. Facilitate the delivery of relevant cost and contract advise as required and maintain close working relationships with all parties throughout the entire project. 8. Understanding of pre and post planning activities in order to lead the commercial professional team to procure construction projects, working closely with the Construction Team. 1. Management of commercial post contract activities through to settlement of final accounts and internal reconciliations, to track a forecast final account and facilitate project close out in line with budget. 2. Risk and Opportunity Management: Assessing risk and ensuring mitigation measures are in place and budgeted for, reporting regularly into the Finance Team. 1. Reviewing and approving project interim payments, keeping the Finance Team apprised of the budget. 2. Managing and maintain relationships with the contractor and other third parties to deliver Practical Completion. 3. Staying current with industry practice, legislative changes, construction costs and market conditions. You must have Experience and Skills Completed a postgraduate qualification and have at least five years experience. MRICS or equivalent level qualification A sound understands of construction buildability and sequencing on site. Experience in producing Orders of Cost Estimates in the residential/hospitality/PBSA sectors. Experience in leading the procurement process (under JCT Design & Build) and preparation of contractor documents. People and communication skills are key. Ability to communicate effectively at a high technical level with Contractors, members of the design team, and external consultants is key. You must be capable of using your personality, in addition to your expertise, to influence situations. You must possess the ability to work with confidence and self-discipline, taking ownership of tasks and being able to demonstrate sound judgement and decision-making skills.
